Solar PV maintenance for UK farm buildings

Commercial solar PV systems on farm buildings require minimal maintenance but not zero. Properly maintained systems deliver 25-30+ years of operational life; neglected systems can lose 10-20% of generation over the first decade. Here’s the 2026 annual maintenance picture for UK farm installs.

Annual visual inspection

Every commercial PV install should have an annual visual inspection. Standard checks: panel surface condition (any cracks, hot-spots, delamination, snail trails); mounting hardware (any loose fixings, corrosion, weathering); cabling and conduit (any UV degradation, rodent damage, wear); inverter operational status (LED indicators, fan operation, air filter condition); MPPT and string-level data review; weather sealing on all penetrations; earthing and bonding integrity.

For a typical 200-500 kW farm install, the visual inspection takes 4-6 hours and produces a structured report with photographs of any concerns. Cost: £300-£600 per visit. We provide this as part of standard maintenance contracts; clients can also use their own preferred maintenance contractor.

Panel cleaning

UK rural sites typically need panel cleaning once every 2-3 years. Heavy bird-droppings or specific soiling sources (e.g., adjacent grain dryer dust, livestock building ventilation residue) can require annual cleaning. Cost: £1.50-£3.00 per panel for accessible roof-mounted systems; £3.00-£5.00 for difficult-access sites.

Cleaning method: deionised water with soft brushes on extension poles. We never use detergents or solvents (can damage anti-reflective coatings). For very large arrays (1 MW+), specialist cleaning robots may be cost-effective.

When NOT to clean: routine cleaning on sites without significant soiling is rarely cost-effective. The generation gain from cleaning is typically 2-5% in year one, decreasing rapidly. For most rural farm sites, natural rainfall provides adequate cleaning year-round.

Inverter maintenance

Inverters are the highest-maintenance component in the system. Annual schedule: air filter inspection/replacement (every 12 months minimum, more frequent in dusty environments — grain stores particularly); operational temperature monitoring; alarm log review; firmware updates if available; performance benchmark against installation specification.

More intensive checks (every 3-5 years): capacitor health testing; cooling fan replacement (typical lifetime 5-10 years); MPPT calibration verification; protection device functional testing.

Inverter replacement: budget for one inverter replacement around year 12-18. Modern commercial inverters have 15-20 year expected lifespan but failure curves accelerate after year 12. Replacement cost in 2026 prices: typically £30,000-£60,000 for a 200 kW commercial install.

Vegetation management

Around ground-mount arrays: vegetation management is critical (grass below panels needs cutting or sheep-grazing to prevent shading; fencing inspection; access road clearance). For sheep-grazed agrivoltaic sites, normal grazing handles most of this — we just verify access and fence integrity annually.

For rooftop installs: tree growth around the building can create shading over time. Annual inspection should include surveying tree growth and any new shading sources. Pruning is the farm’s responsibility but we flag any concerns in our annual report.

Electrical testing

Every 5 years (or per BS 7671 EICR cycle): electrical safety testing including insulation resistance, polarity, RCD function, earth integrity. Cost: £400-£1,200 depending on system size. Provides a periodic safety certificate plus identifies any developing issues before they become faults.

Performance review

Annual performance review compares actual generation against the original PVSyst forecast. Standard analysis: monthly generation vs forecast curve; year-on-year degradation trend; performance ratio trend; weather-adjusted performance (accounting for irradiance variation year-to-year); module-level analysis where SolarEdge optimisers installed.

We deliver this annual report to every client as standard. The report typically identifies 1-3 minor optimisation opportunities each year — cleaning recommendation, vegetation management, or inverter parameter tweak that captures small additional yield.

Maintenance contract options

We offer three maintenance contract levels:

Basic (£400-£800/year for 200-500 kW): annual visual inspection, performance review, alarm monitoring, telephone support.

Standard (£800-£1,800/year): all basic plus quarterly remote performance check, panel cleaning every 2 years, inverter air filter replacement, EICR coordination.

Premium (£1,800-£3,500/year): all standard plus 4-hour business-hours response SLA on critical alarms, twice-yearly site visits, performance guarantee (we’ll pay shortfall if performance ratio falls below 80% due to system fault).

Clients can also use their own preferred maintenance contractor — we provide handover documentation supporting any qualified contractor.

Why maintenance matters

Well-maintained systems deliver 25-30+ years of operational life with degradation under 0.6% per year. Neglected systems can lose 10-20% performance over the first decade and fail prematurely. The annual maintenance cost is small (typically 0.5-1% of system value annually) versus the value of preserved generation (typically 8-15% of system value annually). The maintenance ROI is excellent.

For most farm installs, basic maintenance is adequate. Premium maintenance makes sense for critical-load installations (dairy parlour with no UPS backup) or installations supporting major supplier-audit value (where prolonged outage could risk contract renewal).
